Kodi

Kodi Property System is a web and Android property-management platform for landlords and property managers in Kenya, with companion tools for tenants and on-site teams.

Key capabilities include:

• Tenancy and lease management: Manage multiple properties and units, track tenants and digital leases, and monitor renewals and compliance.
• Rent, bills, and collections: Track rent and bills, collect payments via M-Pesa and bank transfer, support customers’ own Paybill numbers, and send automated reminders and receipts with payment tracking and notifications.
• Maintenance ticketing and communication: Let tenants raise maintenance requests through ticketing, and send bulk SMS and email announcements or rent reminders with message status tracking.
• Visitor management and security patrols: Run a digital visitor log with OTP-verified, tenant-approved check-ins plus visitor history, and monitor guard patrols via QR checkpoint scans that are GPS-tagged and timestamped, including incident reporting with photos.

Available on Web (browser-based admin dashboard) and Android (Kodi Admin and Kodi Tenant apps on Google Play).

Target users include property companies, landlords, and property managers in Kenya, plus tenants who use the tenant app to pay rent, sign leases, and raise tickets.

Notable for combining rent collection, visitor control, and guard patrol tracking in one Kenya-focused system, offering a 14-day free trial (no credit card required), paid monthly plans (Basic KES 2,500; Plus KES 5,000; Pro KES 10,000; Enterprise custom), and provider-stated data hosting in Kenyan data centers with onboarding and training.
