Chrx Rental Manager

Chrx Rental Manager is a web-based property and rental management system for property managers and landlords in Uganda that tracks properties, units, tenants, leases, rent charges, payments, receipts, expenses, and reporting in one place.

Key capabilities focus on tenancy and money management:

• Tenant portal for self-service payments and records, where tenants can view balances and lease details, download PDF receipts, give move-out notice, and pay online using MTN MoMo or Airtel Money (with card and bank transfer also supported through the same flow where available).
• Payments, receipts, and audit-friendly ledgers, including staff recording of cash and bank payments, handling of part-payments and overpayments (credit carries forward), sequential numbered receipts delivered by WhatsApp and email, and corrections captured as adjusting entries rather than deletions.
• Owner reporting and statements, with landlord logins restricted to only their properties, live views of collections, occupancy, expenses and net income, plus PDF and CSV statement downloads.
• Hostel and shared-room support, using capacity-based occupancy (beds filled vs beds available) with separate leases, balances, and receipts per occupant, including semester and custom billing cycles.

Available on Web, including a mobile web tenant portal (no app install required). The system is installed on the customer’s own website and domain.

Target users include property management companies, landlords, and operations staff, with tenants using the portal as end users.

Notable for the Ugandan market context, it is designed around local collection patterns (mobile money, cash at the desk, WhatsApp delivery). It also keeps the scope deliberately narrow, covering leases, charges, payments, receipts, expenses, and reporting, without maintenance ticketing or two-way messaging.
