## Content

## In Short
Investec Bank (Channel Islands) has provided an £8.17 million property investment loan to Field Day Commercial Property Limited. The facility is secured against three commercial properties in Guernsey.

## What Happened
Investec Bank (Channel Islands) said it has arranged the £8.17 million loan for Field Day to refinance existing borrowing and support further investment across its Guernsey portfolio.

The borrower, Field Day Commercial Property Limited, holds assets across office, car parking, retail and leisure. One highlighted property is Mill Place in St Peter Port, a 14,000 sq ft mixed-use building with traditional offices, serviced offices, residential accommodation and an on-site café.

Serviced offices are flexible workspaces that are rented with basics included, like furniture, internet and shared meeting rooms. They are often used by startups and small teams that want shorter leases.

Field Day completed a refurbishment and modernisation of Mill Place in 2025, updating the former industrial office building while keeping parts of its original character.

Investec described the deal as part of a longstanding relationship with Field Day, following earlier financing support for projects in Guernsey and the UK. On Investec’s side, the transaction was led in Guernsey by team members focused on offshore real estate finance.

## Why It Matters
Property investment loans like this one show how specialist lenders structure debt around mixed portfolios. That matters in smaller markets like Guernsey, where a single borrower can hold varied asset types and tenant profiles.

For operators and investors watching African and global capital flows, it is also a reminder that established financial groups like [Investec](/investec) continue to grow lending activity outside their home markets. That can influence how capital is priced and allocated across property, infrastructure and other long-duration assets.

Refinancing can also give property owners more stable terms. That often frees up cash for upgrades, tenant improvements and new acquisitions, which can affect local business space supply and rental dynamics.
